Renting a vacation home can sometimes be a little confusing… We have prepared some of the most asked questions in what we are hoping will help you during you planning and trip preparation. If we missed something please do not hesitate to give us a call, text, or send an email.

Once a payment is made on a reservation it is non-refundable… unless the property is rerented for the same length of stay at the same price. If a discount is given or a shorter length of stay booked then the refund will be prorated. There is always a cancellation fee of $135 and travel insurance is never refunded. However, if you purchased travel protection insurance and it is a covered reason they may refund your trip cost.
If reservation is within the same calendar year 50% of base rent must be paid within 7 days of making the reservation and balance must be paid 30 days prior to your arrival. All same year unconfirmed reservations will be cancelled if deposit and rental agreement are not received within 7 days following the booking of your reservation.
If reservation is made using the "rebooking" program during your stay, 25% of rent is due October 15th, 25% of the rent is due January 15th, and the remaining will be due 30 days prior to your arrival. In either case, confirmation will be emailed to you upon receipt of deposit and signed vacation rental agreement.
You may pay by personal check or Echeck if payment is received 10 days prior to your arrival date. For reservations and final payments made within 10 days of date, only certified funds, cash, or credit cards will be accepted. Credit cards are accepted at any time however, there will be a 2.5% processing for all monies put onto the card.
Linens and departure cleaning are included in the cost of your reservation. Your beds are made prior to your arrival and you are provided with a towel set per person. The towel set includes 2 bath towels, 1 hand towel, and 1 wash cloth.
Departure cleaning is included however this is a basic cleaning only. Guests are responsible for washing, drying, and putting away all dishes and cookware, emptying the refrigerator, placing trash in outdoor bins before departing, and putting all used towels in the laundry bag provided. Guest will be billed if extraordinary cleaning is needed upon his departure.
The Security/Damage deposit is required on all reservations. Once home is inspected upon departure if there are damages we will notify you within 48 hours. Your deposit will be returned by mail usually within 14 days however, state law does allow a 45 day lead time.
Most properties provide a golf cart for guest use. Golf carts are provided for use within the private community of the home. It is not allowed to go onto Coast Guard Road. They are given to make beach access that much easier. There are places to park the carts at the public beach access nearest your vacation rental home.
The use of each golf cart is at the risk of guest. Golf carts are maintained on a weekly basis and while management and owners do their best to provide a cart it is not guaranteed and a replacement is not guaranteed if the cart malfunctions.
Any damages to the cart will be assessed by Spinnaker's Reach Realty staff and repair costs will be charged to the security deposit and any value greater than the held deposit will be the responsibility of the reservation holder.
There are golf cart rules given upon check-in and they MUST be adhered to in order to keep everyone safe. If there is an issue with the way a golf cart is being utilized we will remove the cart from the home for the remainder of the stay.
Due to these homes being vacation rentals they do not have mailboxes. The best way to be sure it gets delivered is to send it to our Rental office with your last name and the property name.

All kitchens are equipped with the idea guests will be cooking throughout their stay. All homes have standard coffee makers, toasters/toaster ovens, blenders, etc. If your home has a Keurig we note this within your arrival guide and it will be in addition to a standard coffee maker.
Beach going items are not guaranteed due to the nature of their wear and tear. There are many companies that rent weekly packages to make it a bit easier.
